  1. Love your blog! Seriously love it (and your house). I have a question I hope you can answer - we are having our quote/tender presented to us next month. On our calculations we will have our 10% deposit for our construction loan in July. Is it too early to accept the quote next month? What is this 150 days I keep hearing about and when exactly in your timeline do you formally apply for finance approval and are required to show your deposit for construction????? Sorry I'm so lost

    1. Hi anonymous, I'm so glad you have enjoyed the blog! I completely understand your confusion, we were totally the same.

      From the date you accept your quote by paying your deposit (it was $3000 when we did ours) you have 150 days where the price remains fixed and as quoted. If you delay the process and go over there are options to pay extra and extend the fixed period or there is the chance your prices will all increase. If McDonald jones are the cause of going over the 150days obviously you aren't charged. We just scraped into ours and there weren't any delays - their process was just slow.

      As for finance, we took our quote to our bank manager to check if he would lend us that amount and then went ahead with his assurances. You don't actually give finance details until you sign your final building contract right before council. We didn't do the paperwork for the loan until they needed the consent to commence construction. At that point a valuer will look at the plans/land/area and this is used to calculate your lenders mortgage insurance if you need it. We had trouble here because our house got valued low and we had to scramble to find more money!

      If you want to be safe, count 150 days from when you think you will pay your first deposit and if you aren't ready with the big deposit for your building loan by then ask the sales consultant about the cost to extend your fixed price time period. Some people do this when they know their land might not register within the time as well.
